This column reports on Singapore housing issues from the perspective of the
Expatriates. Many Caucasian Spouses like to live near Orchard Road as it is extremely
convenient to meet friends and there is no need to own cars. Rental/sq ft is higher. Older
condos may be the answer if they need space and location.
Below is the assessment of an older Mexican couple on a house-hunting visit 1 pm - 6 pm

relatively new or renovated condo.
Rental budget: S$9,500, partially furnished.

House hunting Condos for November 16, 1998 1 pm - 6 pm
Listings below are available for Rent as at November 16, 1998:
Bevelry Hills. 4+1 3800 sf. $10,000 p/f. 3 units available. 8th , 12th
& 17th flooors.
Villa delle Rose 3+1, 2800 sf. 2 units available. $8,500 (upper maisonette), 3200
sf $9,500 (lower maisonette with ground floor patio). Upper maisonette's side windows have
green trees view of Botanic Gardens. Kitchen cabinets are brand new. Parquet flooring new.
Lower maisonette is near guardhouse and pool and living room faces bamboo trees..
Westwood Apartments 4+2, 2830 sf. $8,000 p/f, 4th floor. Unrenovated. Dark.
Waterfall Gardens 4+1 3700 sf. 3rd floor, $8,500 p/f. Spacious living/dining
with big balcony and plenty of green trees.
Great Eastern Penthouse 5+1 2400 sf, $12,000. Very small bedrooms. A roof terrace for
entertainment of guests or BBQ. Brand new.
Beverly Mai 4+1 2800 sf $7,000. The 4th room is a mezzannie floor above the
living room.
Crystal Towers 4+1, 3300 sf, $5,500 Ewe Boon Road.
Villa Madeline 4+1, 4000 sf, $10,000 32 Oxley Road. No pool. 4 houses in one compound.
Washing machine & dryer outside at one end of open car park. Air well and quiet. Very
close to Orchard Road within 15-minute walk to Dhoby Ghaut or Somerset subway.
Conclusion: Top choice is Beverly Hills for many reasons (see www.asiahomes.com SUBDIVISION'S LISTING - BEVERLY HILLS). The unit was well renovated
with cornices, down lights, many mirrored walls. One boat-like chandelier is hugh and
would cost at least S$30,000 while the other one was quite impressive. Carpeted bedrooms.
Bathroom of master bedroom renovated and has marble top with DUAL basin and side shelving.
Gigantic armchairs, Singapore-cable vision available. The condo exudes a feeling of warmth
and cosiness for both husband and wife. Asia USA Realtor could sense that this would be
the one when we stepped into the unit. Asking rental was $10,500.
Rental of $9,500 "as it is" without demands for new kitchen appliances. An
offer of $10,000 was given earlier but there were few requests for kitchen appliances.
2nd choice was the Ardmore Point 4+1 3400 sf Condo, asking $8,500, seen
during earlier visit. 3rd choice was an 8 Orange Grove 4+1 2800 sf asking
$10,000 non-negotiable by the Managing Agent. Over 70 condos were inspected over a period
of time with Asia USA Realtor.
One could attribute the finding of this unit to good timing or faith if you were a
believer as the unit was on the market for less than one week and the commencement of
lease could only be effected on January 15, 1999 which suited the couple as their present
condo's lease would end on January 31, 1999.
Bigger condos have had dropped in rentals from over $10,000 - $15,000 just 2 years ago.
Renovated ones rent out very fast if Landlords don't ask for the sky. $9,000 - $10,000 4+1
over 3,000 sf, older but renovated condos can still attract prospective Tenants away from
the new kids in the neighbourhood.
