This column reports on Singapore housing issues from the
perspective of the Expatriates. Generally,
young expat couple loves living near Orchard Road and Newton Condos are relatively cheaper
compared to
Orchard Condos. Below is the assessment of a young Dutchman on a night-visit (7 pm - 9 pm)
of housing
near Newton subway.
Profile: Dutchman < 30 years old. First overseas posting. Wife. No children.
Had seen 6 apartments with other
realtors for past 4 weeks.
Rental budget: S$5,000, partially furnished.
Requirements: New, near Newton subway and action.

House-hunting at night
enables the expat to assess the noise level of the surroundings.
The Rich Mansions have impressive granite flooring, pools x2, security and private
car parking but the
2nd floor faces the main Bukit Timah Road.
Similarly with The Capri. Road noises are not noticeable as both condos are set
further back from the
main road and may have sound proofed rooms. Has gym but no pool. 2 big jacuzzis installed
at back of condo.
Quality of interior finishes, newness of bathrooms and kitchen
appliances
The Clayton, 3+1, with a large
combined living/dining area, big bedrooms, double bowl and white long-baths on marble
flooring in the master bedroom's bathroom, equipped kitchen with built-in microwave,
conventional oven, big fridge, European washer & dryer stacked on top of one another
and metallic hob and space of 1830 sf, was the top choice. Only 10 units. There is the
private lift and assigned car parking. The white lobby was well lit and the 3-sprouting
fountains plus the deep blue swimming pool exude a resort-type ambience.
However, it will take >15 minutes to walk to Newton
subway but it is near to Stevens Road where there
are many buses to Orchard Road/Orchard subway in less than 5 minutes. Many taxis are
available in this expat enclave area.
The second choice was The Gentle Villa Semi-detached, 5+1,
located in a very quiet area and 5-minute walk to the Novena subway. Not too big as
the Gentle Road bungalow. Gentle Villa is in an exclusive development of similar housing
built by one Developer, unlike the Gentle Road's bungalow. Bathrooms and interior look
good and the granite flooring in the separated living and dining areas gives a high classy
impression.
The 2-storey Gentle Road's bungalow was considered really
big. Although its built-up area is almost the same
as the 3-storey Gentle Villas, the Dutchman considered the bungalow really big by European
standards too.
It is rectangular, giving an impression of an apartment block.
Not much garden but plenty of living space. 2 ensuite bedrooms upstairs, 1 study room and
one big family area. 1 study and 1 bedroom plus 1 maid's room downstairs. Car porch and
patio for BBQ. No pool.
Rich Mansion was impressive with its quality granite
lobby, wall and swimming pools (one adult and one wading). Low density of 37 units and
almost 100% occupancy. However, the Owner did not permit viewing after office hours as the
keys must be returned before 7 pm.
Rising Suites' 2 bdrm at 750 sf, was considered too small
although it was located within a 5-minute walk to Newton subway.
No comments on the Capri. 3 bdrms not available for
night viewing and the Dutchman was getting hungry as it was 9 pm! 8 units are available.
Conclusion: Top choice is The Clayton. This was anticipated by Asia USA Realtor.
Newness, spaciousness, quality interior, fully equipped kitchen, white long baths and
plenty of closet spaces usually win the hearts of most Caucasian prospect. Now, the wife
has to like the Clayton after the husband has vetted it.
