Case study: Flexible Landlords

"We are very flexible," said the Owners' Representative trying to attract Asia USA client to take up the Kew Green Townhouse, stressing "flexible". When the list of items was submitted to him, he tried cut down the list, making the client angry. The client thought Asia USA was setting the budget. Later on, the Owner (a foreigner) asked the client to pay the maintenance fees as well (a practice present in Hongkong). Whenever, Landlords say they are "flexible", chances are they are inflexible. They risk losing out to other Landlords as can be seen in the email of one case handled by Asia USA below:

1. I have just emailed to you the tenancy agreement with the items as requested by you. Please look at ANNEX A and let me know if the items are what you want for a fully furnished house. Bed linen and crockery
are NOT usually included in a fully furnished house in Singapore but if you want them, please let me know soon.

2. The S$10,000 budget was NOT proposed by me but by the OWNER who is in Hongkong. Most Landlords dislike me as I usually propose $15,000 for a fully furnished apartment.

3. Landlord is NOT the one you met. He was the Power of Attorney. He was under pressure to reduce the items asked but as you can see from the tenancy agreement, ANNEX A, most items are there. Pl let me know if you want more items.

4. We can find other units for you when you come to Singapore but it takes time. If you have no disagreement, we will not discuss with No. 65. Please let me know asap.

Our requests are not unreasonable. In most cases fully furnished properties would also include bed linen, cutlery, crockery, pots and pans, etc. The budget of Sing $ 10,000 was proposed by yourself. I have no idea what these items would cost in Singapore, but am aware that this is a considerable amount of money. In order to meet part way we would consider dropping the requirement for night curtains, but retaining day curtains. There are really no other items that can be dispensed with. I suggest the landlord visit a less expensive supplier. This is an investment in his future income - ie fully furnished residence, as opposed to unfurnished. If he cannot do this, I suggest we talk to the lady at number 65, with the same proposal.
