"I am losing $100,000," lamented Mr L in selling the 710 sf 2-bedroom Tanglin Regency Condo which still has 10 months of lease left. Luckily for him, the British single expat is willing to move out by accepting his offer of 2 months' rent free and 2 months' rent, totalling $8,000. The other option was to find a replacement unit but few Landlords want to rent for 10 months fully furnished at $2,000/month! There is the extra expense of early occupancy as no Landlord will want to wait for October 1 (when new Buyer takes over), now being August 12, 1998.It is best to cut losses now rather than be squeezed by the high mortgage interest rates and sleepless nights. A financial compensation with agreement drafted by the Lawyer will be best. In this case, the Buyer must be serious, otherwise, there will be huge losses for the Landlord. Ironically, Tanglin Regency 2-bedrooms are being fully occupied and there are fewer units left. Rentals asked are above S$2,000 fully furnished. Being 5-minute walk to the Redhill subway and being new and affordable, occupancy has risen to almost 80% since completion around 6 months ago. It may be difficult for the Tenant to find another unit at same rental! Asia USA anticipates big declines in capital values of Singapore properties and if the holding power is weak, it is best to cut losses before the Banker comes to foreclose. Rental yields are just not sufficient to cover even 30% of the interest payments in view of the glut of new condos (literally one new one completed per month for past 18 months!). As at August 12, 1998, Maysprings Condo (636 units) has just given keys to the owners while Fifth Avenue Condo and many Hillview Avenue Condo owners have just got their keys. Competition comes from the Developers and also the Serviced Apartments too and other units. A Maplewoods Condo 4+1, low floor, was just rented to a Singaporean family for S$3,000. Many Indian Nationals who are professionals in the IT and architect industry now find private condos more affordable. This means HDBs, walk-ups and older condos like Normanton Park have to upgrade or lose out. With this down trend, Tenants have become extremely fussy. Landlords have to be flexible and work in close partnership with realtors. .
