Advantages:
- Location permits privacy as condo is away from main road and low rise.
- Cheaper rental than The Bayshore and new condos.
- Rentals are lower.
Disadvantages:
- No resort ambience feeling so essential to attract the Caucasian Tenant.
- The "sexy" attractiveness of new condos is not present here, but if rentals
are affordable, this relatively new condo is value for money.

- During re-structuring, many expatriate Tenants have to break a new lease. Explain the
situation to the Landlord. Offer a 6-month rent plus payment of agency
commission (paid by the Landlord) as compensation. A reasonable Landlord should accept
this arrangement as litigation may be very costly. The security deposit is included in
this compensation.
- Assign the lease to another company.
- Get a managing agent to advertise. Pay for his time too.
- Pay for the advertisements.
- Offer full agency commission in addition to the managing agent's fees.
If your unit is in good location, such as the UE Square Condo, you should be able to
find a replacement Tenant. It may take one or 2 months but if you have your unit easily
available, there should be no difficulty assigning the lease.
Give incentives to the prospective Tenant who may be motivated by a lower rental or
payment of stamp fees and monetary considerations.
