Old development but suitable for expats. lst and 2nd floor. . Facilities pool and big garden for children to play. Low density low rise living. Buses to Lorong Chuan and town. <10 minutes by car to Raffles Place. Real cheap but in suburban central/northern Singapore

Kelulut Hill Terrace Houses - new
Mar 3, 98. 4+1. 2,000 sq ft. S$3000 - $4,000 partially furnished. Brand new. Garden and quiet location of 2-storey houses. 5-minute walk to main Yio Chu Kang Road and take a bus to Raffles Place or Yio Chu Kang subway. Around 30 minutes by bus to Raffles Place and 10 minutes to Lorong Chuan. Several units available. Can get good units.

Oleander Towers Condo, Toa Payoh - new
Mar 3, 98. 2 and 3 bedrooms available. S$2,500 - $4,000 partially furnished. Brand new. 3-minute walk to the Toa Payoh subway and then <10 minutes to Raffles Place by subway. Around 10-minute drive to Lorong Chuan and Raffles Place. Around 20 minutes by bus to Raffles Place by bus and 15 minutes to Lorong Chuan. Several units available. Can get good units.

Chiltern Park Condo is very well located around Lorong Chuan but has construction noises due to new condo devleopment. Chuan Park Condo is also well located but is >10 years old. Both condos may not suit expatriates. Rentals vary from S$2,000 - $3,000 for 2/3 bedroom apartments.

Good news for expatriates.

Toa Payoh is one of the oldest HDB towns in Singapore. Many units available in the Oleander Towers Condo, within 5-minute walk to the Toa Payoh subway and <S$2,500 for 2-bedroom condo. Toa Payoh and Lorong Chuan are NOT the expatriate’s favoured area and you may not see many Caucasians around. You will be experiencing the multi-cultural and multi-racial living of the "average" Singaporean if you choose Toa Payoh.

Asia USA Realty is located in Toa Payoh too. It is a lower middle class area with new developmentws and upgrading. There are at least 2 McDonald’s and KFCs too as you are not in the dull countryside. There are so many fascinating aspects of living there, going to the prestigious Bishan new town cinemas and shopping malls and getting to know the real Singapore.

Oleander Towers Condo, a private condo, is sunk in the midst of public housing called HDB (Housing Development Board) apartments and does NOT appeal to most single lady expatriates and expatriates who like low density housing and be near expatriates and housing with "higher social status" such as UE Square, Pebble Bay, Valley Park and Maplewoods which are located away from the HDB apartments.

Bishan is the prime HDB town in Singapore. Bishan is a relatively new HDB town, with apartments around10 years old and is a favourite place of some Caucasian expatriates whose rental budgets are <S$1,800. It is the "prime" HDB town area as apartments there cost at least 10% more than the average HDB town. You do meet a few Caucasian and Japanese shopping with the locals.

Listing above shows that rentals are much lower in Northern Singapore than in prime expatriate enclaves in central and southern-central Singapore. In 1996 and early 1997, one cannot get a 3-bedroom condo, brand new, for S$3,000 rental per month in any area.

Thank you for writing to me. Pl let me have the name of your hotel when you arrive so that I can schedule some viewings.

Lorong Chuan has mainly houses. Suitable housing for expats are:
1. Laurel Park townhouses - 3 bedrooms - rental around S$3,000 partially furnished or less.
2. Chiltern Park condo 3-bedroom rent around S$3,000.
3. Chuan Park Condo - much older condo, 3-bedroom rent around S$3,000.
4. Kelulut Hill new terrace houses - around 10 min from Lorong Chuan, rent around S$3,000 - S4,000. Serangoon houses - rent around S$2,000 - $4,000.
5. Oleander Towers in Toa Payoh - 3-bedroom rent around S$3,000, brand new but further away. 2-bedroom apartments rent cheaper. If Lorong Chuan is what you want, then Chiltern Park and Laurel Park will probably be the best location. I have a nice townhouse in Laurel Park and will be most happy to get the lowest rent for you when you come, if it is available. Bye.
