Case study: Landlord, Relations with new Tenant. From: Anne Brocklebank. "Get the curtains done and I will know how to deal with him later" said Mr G, an expatriate American when he was told that the Landlord had to take time (over 2 weeks) to approve the quotation and Christmas would be over by then. Although the Tenant had offered to get curtains for only the living room, the upholstery of a 2-seater set and 4 square covers for the sideboard, instead of getting new curtains for all the 4 bedrooms, the Landlord did not see the large cost savings. He procrastinated and it became very frustrating for the Tenant who told the Asia USA realtor to get the curtains made, even before the Landlord had consented. Times have changed since 2 years ago. Landlords now need to maintain excellent relations with the Tenant. If not, during expiry of lease, the Tenant would not co-operate in permitting viewing of the house even though the tenancy agreement did state an agreement to permit viewing "by prior appointment". The Tenant could say that he is not free and therefore there will be no suitable times for appointment. This has had happened to many penny-wise pound foolish Landlords. Having problems renting your
