Case study: Landlord's Managing Agent playing poker: Grabbing the balls of the Tenant. In Mexico, we say: "grabbing the balls" explained an angry prospective Tenant serviced by Asia USA realtor. The co-broking agent had confirmed that all was in order, including the 2-month security deposit and a cheque was issued within 3 hours. Sensing that the prospect was extremely keen on the Beverly Hill Condo, the Managing Agent asked the co-broking agent representing the Landlord to get 3 months' security deposit (instead of 2) gaving some lame excuse that the Tenant (corporation) was not well known and had no background in Singapore although it might one of the biggest gas companies in the world. The Tenant' gave the approval. Within 24 hours, the lady administrator asked for 3 months' rent to be paid in advance whereas the industry's practice is one month in advance! Now, this would be difficult and would upset the Tenant's employee further as that meant more money tied down. Asia USA Realtor told the co-broking agent that we would switch to another available Beverly Hill unit. $9,500 could get any good condo in Singapore's downtown. Since the Mexican wife felt comfortable and cosy with this unit, we tried to close promptly. The husband liked the unit too. But it would not be the only cosy unit in Singapore! Co-broking agents representing the Landlord must be careful and state the Landlord's demands upfront rather than saying confidently "no problem," especially when you deal with the administrators of a busy or foreign Landlord. We are not playing poker. It seems "grabbing the balls" or "squeezing the balls" in various syntax has the same meaning in English and American English too besides the Mexican language.
