"How did you source this
Everton Conservation house? The other agent was bringing me to old houses, bungalow in
Shelford Road and Pebble Bay Condo" asked Mr
G, after he had a satisfying meeting with the Landlord and agreed to a $9,500 fully
furnished Conservation house near Chinatown and within 10-minute walk to the Outram
subway.
"I guess his personality was not the friendly type and he did not get good
houses," commented Mr G of the other Realtor.
- Actually luck does play a part but it is still 99% sweat as you will be competing
amongst the best agents in Singapore. All first-time realtors of Asia USA are advised to
co-broke and close the case fast rather than show unsuitable places like condos and
bungalows for a single person who wants "eclective and store-front type houses".
This prospect had seen over 30 units of conservation houses in co-broking cases and had
short-listed the Cairnhill Road and Everton Road houses.
- Sometimes, the people your prospect meets in that area affects his choices.
For the Everton area, it was a particularly beautiful cool sunset evening during the
second visit. During the first late afternoon visit, a flushed bride was posing for
wedding photographs with the black-tuxedo bride-groom. A Caucasian lady with blond hair
was padlocking her antique shop and we had a chat with her regarding security issues. Of
course, the house itself was not too big for a bachelor and had all its paraphernalia
appropriate for a historic conservation era house such as antique shoe rack from India,
old chest and drawers, pictures and cascading water down the steps into a koi pond with
several red and white fishes.
- As a realtor, you have to sell the benefits and in this case, the lifestyle of a single
Caucasian American who is extremely interested in Oriental culture, not spanking
waterfront spacious new condos like Pebble Bay.
- Co-broking will be the best method of closing in this case as it is unlikely you have
the quality type of houses your client wants, within 4 days.
- Your friendly positive attitude "never say die" personality sometimes
determine whether the prospect looks forward to more house hunting with you or with the
other realtor. In this case, young good looking female realtors with a very bubbly smiling
personality has many advantages when handling single expatriates.
- Still you will need to have the goods (houses).
The other Realtor was probably showing him all his direct Owners' listings in
Emerald Hill and when out of stock, tried to interest him in bungalows and upscale condos
as he had a $10,000 budget. This meant a loss of time when time is of the essence in
competing against an open field. Do co-broke and get half a loaf is better than no
bread.
