Case study: Landlord, relations with realtors. Short-sighted Landlords.

The industry's practice for rental agents is one month's rent/2 year lease. Here are some ways a few Landlords avoid paying the Realtor the standard commission:

Commission less maintenance fees for condos. A few Developer-Landlords adopts this method and find that few realtors are interested in marketing their properties for rent.

Prefers 2-year lease rather than 3-year, hoping to save half-month commission.

"Co-broking" with the realtor, thereby paying only 50% of standard commission.

Pays first year's commission and hoping that the Realtor will forget about billing for the 2^nd year. In such cases, the Landlord will wait till the case is closed before reneging on agreement to the standard commission at one go. Or simply just pay half first, saying that there are financial difficulties.

Payment of 1 month's rent as commission instead of 1.5 months for a 3-year lease, with a "take it or leave it" attitude.

It may seem clever but in the long term, the Realtor will want to avoid referring cases to you since the market is flooded with too many properties for rent. You can always hope that the next Realtor may not know your manipulations but in time to come, you are well known.

For Realtors, do ensure that you get the Landlord to sign the commission payment agreement even before proceeding further. One remedy is to claim against the Landlord through the Small Claims Tribunal.
