    Main door goes downstairs right to huge living room with huge balcony on right, then left to one ensuite bedroom. Goes upstairs left to dining room outside open hatch kitchen with window views of city and sunlight. Big maid's and utility room. Upper level to 4 bedrooms upstairs for 5+1 and 3 bedrooms for 4+1. One level up to back door and there is store room on right.

    Impression of living in a house with 4 levels. Big corner bay windows (2 walls have windows) in bedrooms make room brighter and much more spacious. Plenty of closet space. Unobstructed city and green tree views and the American Club pool and roof.

    Husband can be banned to the huge balcony to smoke. Balcony can support BBQ and at least 10 people easily. Size: 20.6' x 9.8'.

    Advantages:

    1. Location near Orchard Road, Orchard subway and the American Club
    2. Peaceful, away from main road and noises/construction of Ardmore Park.
    3. 2 private lifts. Backdoor of one unit and main door of unit below share 2 elevators/floor, thereby giving much privacy as lift lobby is privately shared by 2 families.
    4. Spacious rooms
    5. Bright kitchen with window views of city and green trees.

    Disadvantages:

    1. Main complaint from Caucasians is that the unit looks like one of New York's serviced apartments as it does not have ground landscaped surroundings. It has a small entrance and even smaller lobby as in any serviced apartment, with swimming pool on 4th floor.

    Some Caucasian mothers who have lived in small condos of less than 2200 sf (of air conditioned space) in Leonie Gardens (4+1 is around 2,500 sf, kitchen with no windows/views) appreciate Claymore Point as the interior is spacious and has plenty of storage and is value for money. Leonie Gardens look residential, with beautiful landscaped gardens, fancy pools and ambience.

Case study:
Landlord, attracting American Tenants. Accommodating the American pool tables.

As most Americans are used to living in big houses in the USA, they are usually attracted to big condos here in Singapore. This is one reason why Arcadia Gardens is almost an American enclave as it has space and plenty of closets for above $10,000 rental. What attracts American families?

  • Study room or family room as study room. Those with big families (couple plus 3 children) will want 4+study+1 or 5+1 air-conditioned areas above 2,200 sf. Children have their individual rooms and there is a need for a study (room with no wardrobes or bathroom) for the computers or a separate family area to be used as a study area which usually has 2 computers.
  • Bigger air conditioned areas in 4+1. One American Mexican with 2 growing boys considered Leonie Gardens 4+1, 2500 sf as being only 2,200 sf of air conditioned areas. Apparently, in the USA, areas with air conditioning are classified in condos. The wife was really keen on much bigger interiors such as Angullia Mansions which she considered it being a house in feeling (being 2 levels) and would rather live in Claymore Point despite its lack of residential "feel" as it did not have the fancy landscaping gardens and fish ponds of Leonie Gardens.
  • Large family area. Children usually have many toys and need a family area to play with friends.
  • Kitchens with a view. Many American wives don't work here. Some are extremely busy, being involved in voluntary work (e.g. choir performances for charity) for the American School and some just go out lunch with good friends. As they come from a culture without maids, unlike the tais tais (rich man's wives of Singapore), they are quite good at cooking. What frustrates them is that some kitchens are dark, small, non-air conditioned and have no views (e.g Leonie Gardens). In this case, they prefer one with many windows which let in light and preferably, a panoramic view of the city and trees (e.g. high floors of Cuscaden Tower) .
  • Size of conventional oven. Thanksgiving Day is important to some Americans. One measures size of conventional oven to see whether it would fit a turkey. 10" x 17" x 16" deep will be sufficient according to one American husband who studiously measures every prospective oven on house viewing trip with Asia USA Realtor.
  • Balconies are preferred as they do appreciate sitting in the balconies to have breakfast or have barbecue parties. The husband may be banned to the balconies to smoke since the family cannot get rid of his habit.
  • Outlet for American-sized dryer. Many older condos of over 3,500 sf such as the Cuscaden Tower, are not designed for dryers (air outlet and hot water heater) or refrigerators with ice-making facilities (plumbing). The utility area or kitchen may be big but not equipped.

Pool table. The few (see email below…."I know that space for the pool table is going to be tricky, 17 feet x 13 1/2 feet is a big room under any circumstances but that's the size it has to be") who want to put in a pool table ( presumed to be a billiard or snooker table in British terms) will need certain dimensions for the rooms and these are rarely available in newer condos. However, older ones like the Angullia Mansions and Claymore Point may be able to accommodate pool tables.

  • Affordable rent. Many American companies have given instructions to get lower rent during renewal of lease or just vacate the unit to find bigger ones for the same rent. Rarely do Americans get a higher rent on lease renewal, as they usually are responsible enough to want to save money for the Company. Many older downtown condos (e.g. Leonie Towers and Horizon Towers) of 4+1 rent from S$5,000 per month, unheard of 2 years ago. Obviously, smaller condos lose many incumbent Tenants as some Landlords are not realistic.

I notice that all the places you listed are still close to the central district. We are quite happy to move out further if we can find a nice or nicer place out there. Last time in Singapore we lived in 4 seasons park (right at the time it was first built) and, although it's nice living in the centre of town, we went to some very nice houses that our friends were living in on the East Coast, towards Changi and also further up Bukit Timah road around the racecourse so we'll want to make sure we have explored the areas up there too.

Siglap Bank bungalow - I have one and others. Usual rental asked around $8,000. Kew Residence cluster houses. Will keep in touch. Binjai Park, Toh Tuck Road, Duchess Road, Coronation Road, Sunset Heights detached at $7,500. Watten Estate, Hillcrest, The Greenwood, Oriole Crescent, Raffles Park.

My recollection is that there are less large places outside the central district so it's going to be hard to find the space we want but hopefully there will be some to look at the time.

There are many big houses outside downtown. Not to worry .

Shame about the kitchen in the swettenham house, is there any chance that it could be remodelled or is the owner determined to let it as is?

Asking $10,000. Had an offer of $9,000 from another agent. There are houses coming on stream. It is timing and luck.

Just a question, I'm sure that there are many other places to be considered.

Correct. Gentle road at 6+2 probably has more rooms than we need, and that often means that they are smaller rooms. We would choose less larger rooms in preference to more smaller ones, there are only the two of us anyway. Also I guess small rooms mean no pool table either.

You are correct. Rooms too small.

I'm sure that the actual stock of houses/apartments will change over the next few weeks until we arrive but as some go off the market, I'm sure that some will come onto it. Oh and of course we don't have to spend the whole budget if we find a place that's cheaper, the company would obviously like that!

We will keep you advised when we will be arriving and will be delighted to go out with you. In the meantime please remember us when you see places with a family or other large extra room which is newly decorated and with a great kitchen.

Christine and I keep a lookout for you. We are presently house hunting (detached and seimi-det) for several groups and am keeping track.

Swettenham detached unfortunately has old kitchen otherwise, suits you very well. 17,000 sf land, 5400 built in. 2 storey. 4+1. Family area can be child's play area or your pool table. Big living/ding area and big pool. $9,000 rental. Sime Road detached + pool. For $10,000, Owner will remodel whole unit (subject to negotiations). Around 8 detached with European families. Off Adam Road.

4. newer house or house newly renovated. Good kitchen and bathrooms are crucial.

Gentle Road detached will suit you since it is 3 months old, 6+2, everything brand new. Will be seeing it today. The Greenwood Semi-detach will appeal to your wife for classy marble flooring, brand new bedrooms, family area, baths kitchen appliances etc.

Located at Greenwood Avenue, in another multi-millionaire exclusive area of Oriole Crescent/Raffles Park. Few units available. No garden. No pool.

5. A swimming pool on the grounds would be a great plus.

BRIZAY PARK Cluster bungalow with communal pool. 4 families share one pool. There is not much space for your pool table!

Our budget cap is around S$10,000 per month.
Please advise what you think we will be able to find that satisfies our requirements and budget. We hope to be arriving in Singapore around the middle of October and can make an appointment and start looking for a place immediately after we arrive.

In conclusion, NO PROBLEM finding some new semi-detached or bungalow without pool) at $10,000, more likely 15-minute drive from city in Holland/Clementi/Up Bukit Timah area. Hope these names mean something to you. Pl keep in touch.
