Case Study: Landlord, retaining Tenants. Security fears of single expats. "Tell the Landlord I will terminate lease now and I will sleep on the streets ." shouted Mr R who found that he was locked out of his Costa Rhu condo, having left his 3 access cards and keys inside. He was venting his anger over the fact that the Landlord still has the 4th access card and did not want to give him the 4th. Asia USA associate had advised the Landlord to give him the 4th card but the Landlord wanted him to pay ($50) for the 4th access card.Costa Rhu has the private lift which can be exclusively opened only with the access card. The lease could be terminated by giving one month's notice since there was no diplomatic clause of minimal 12 months' occupancy from this Company. Asia USA associate had advised the Landlord that it was his decision and he had accepted this unusual condition from an Indian Company with prestigious office location at Suntec City. The lease had run for only 2 months and the single Tenant had been asking for the 4th card, in the mistaken belief that nobody could enter his condo since the cards cannot be duplicated. He discovered from the Costa Rhu management that the Landlord had withheld additional keys too! The practice in Singapore is for the Landlord to give 2 lift access cards or keys but here he has a 3rd one after Asia USA talked the Landlord into giving him two more. The Tenant was offered the explanation of the common practice in Singapore. "Does it mean that I, (as a Doctor) cannot be trusted? I can still keep more cards and keys. The Management can also duplicate cards and keys" rebutted the Landlord when he spoke to Asia USA realtor. He agreed to give the 4th card.Other than being blunt to tell him that he could not be trusted by the Tenant (the Tenant did not say so but this is his implication), Asia USA realtor told him that, should the condo be burglarized, the Landlord might be answerable. The Tenant did not know he was a doctor and his wife a professional. These facts were never disclosed to the realtor in this case. Is it relevant whether the Landlord is a Doctor or a cab driver? Most single expatriates have a fear of people entering their condo when they are overseas as many do travel frequently. For $50, the Landlord-Tenant relations is now destroyed. Many inexperienced Landlords tend to learn the hard way. There is so much difficulty in getting tenants nowadays, and if the demands are not exorbitant, do give what the "customer wants".
