"I am telling you this Costa Rhu 2-bedroom is 1,300 sf!" emphasized Ms P several times as she wanted feedback on whether Asia USA's client would take up the unit. Her Hongkong accent gave her away as being from Hongkong. She was from an international realty firm which had franchised its name. Asia USA went to see the place because she had said it was 1,300 sf after we told her we didn't want any condo less than 1,100 sf.

The rental unit was a Charonia unit with picturesque view of ships and sea, had no balcony or maid's room. The Owner might rent for S$2,200 fully furnished. Many units had been rented for this amount but these 2-bedroom units, inspected by Asia USA associate and identical to above from Ms P had less than 1,000 sf.

Ms P had great faith in the Owner's representation, saying that her source was the Owner. Many Owners are correct and seldrom misrepresent, in our experience.

Obviously, Ms P was a new realtor as experience would show that 30% more living area would be much more spacious. It was a waste of time for viewing as our client wanted above 1,100 sf condo.

New realtors to note: Costa Rhu's 2-bedroom varies from around 900 sf to 1400 sf. The bigger ones have balconies and maid's room. The 900 sf as in the above mentioned incident has no balcony nor maid's room. The kitchen is considerably smaller and the utility area has standing space for one person and washing machine.
