That honesty may cost them a closing

  1. "I must pay car parking fee? How much? Will it increase every month?" asked a worried Mr T whose budget of $3,000 for a 2-bedroom UE Square Condo would be exceeded since car parking is FREE in almost all condos in Singapore. Valley Park Condo was his first choice and he was about to issue a Letter of Intent for the $2,900 one-bedroom studio before I followed up on him. UE Square would have cost him $3,100 if he had to pay the fees.
  2. 2 Singaporean Owners of 2-bedroom UE Condo had rejected him. 3rd one was successful, a unit on Parkwing, 4th floor but I had acted fast before he switched to Valley Park option.

Advice to New Agents: You need to follow up certain contacts that had expressed interest in your listing urgently. Mr T, a Japanese, just sauntered into UE Square Condo when I had an "Open House" during a weekend.

Give what the customer wanted – affordable cheap rental as first priority and you should be able to close. Car Parking fees can be paid by the Landlord too; however it should be disclosed to the Tenant if the Landlord does not want to pay. An example in Mr T’s contract is given as follows:

TENANCY AGREEMENT

AN AGREEMENT made February 7, One thousand nine hundred and ninety-eight between Ms B of … H…, Singapore 249478 (hereinafter called "the Landlord") which expression shall, where the context so admits include the person for the time being entitled to the reversion immediately expectant on the term hereby created and T…, 10 Anson Road, ….., International Plaza, Singapore 229233 (hereinafter called "the Tenant") which expression shall, where the context so admits, include the successor in title and assigns.

3. The Landlord hereby agrees to do the following:

3.1 To pay the mortgage (if any), condominium fees, assessment, property tax and surcharge thereon (if any) and car park fees and related car parking charges in respect of the demised premises.

In such situations, the following may be advised:
  1. Be honest when you know prospect has a car as UE Car Parking is not free. You may lose the case but if you tried hard at co-broking, you may be able to close. In this co-broking case, Mr T got a 2-bedroom UE Square Condo at S$3,000 fully furnished with car parking fees paid by the Landlord. He was extremely pleased because he had one more bedroom for storage compared to Valley Park studio at $2,900. Many singles find that they need the storage space and would switch to 2-bedroom if pricing is competitive as in this case.
  2. As at February 9, 1996, $2,600 fully furnished is the lowest rental for a 2-bedroom UE Square Condo that I have rented.

Conclusion.
This case emphasizes to new Housing Agents the importance of
honesty and getting the lowest rental through co-broking.
