small 2-bedroom condos of less than 750 sq. ft are not in demand by most Caucasian expats
no matter how new. Exception may be those in the Orchard Road and River Valley Road
locations. The rental price below $1,800 may attract 2 career ladies such as the Japanese or the other Asians who will be upgrading from renting an HDB room for $600 to sharing a 2-bedroom at $750 per person per month. The expat lecturers or researchers will like to live near the University or Science Park and their housing allowance is also very low. It is best not to invest in small 2-bedroom condos outside the Orchard Road area if one expects high rental returns of over $2,500 per month, fully furnished. |

My agency will advertise as "OWNER" if you agree to pay the full agency commission of one month's rent for 2 year lease and pay my agency $300 for making the labour and time in appointments for next 60 days (day and night). In effect, we are the OWNER'S REPRESENTATIVE but to the other agents, they are happy since the Owner still pays the full agency commission and that is what counts if they do have clientele. Straits Times ad payable by you. Estimated $30/advert or 2 ad per week. This will be good if you have no time to go and open the door to all agents and prospects. 3. The "rentability" of the 710 sq. ft 2 bedroom Trellis Tower at $2,300 is NOT that good as comparable properties in not so good location, like Harbourlights Condo (opposite the World Trade Centre) rent less than $2000 nowadays and there are many older but bigger condos near Newton and Novena subway being preferred as "close to Orchard Road" location. |
