room on level 3 and one study room on level 1. A big carpet grass side garden. No
pool. Construction of ACS School at backyard. Present tenant complained that construction
work continues to 11 p.m since he moved in in March 2000.
2.55pm See Barker Road cluster townhouses 2000 sq. ft built in 1600 sq. ft
land $6,000. Has a communal pool. Construction of a condo across the
road and the ACS School construction behind.
See The Compass at Chancery cluster townhouses 4+1 renting around $8,000.
Communal pool. No front yard for alfresco dining. No backyard.
3pm Chancery Grove cluster townhouses 4+1 2000 sq. ft $6,000. 3+1+big
basement available. One 1800 sq. ft near communal pool available. The kitchen
cabinets and wardrobe doors were considered dated. This development of 33 units is
around 5 years old and has marble clad bathrooms. The area is leafy with mostly low rise
houses. A very small front garden.
3.15pm Balmoral Residences Blk 16, 3+1 1744 sq. ft $6,800. Brand new condo.
Liked the inner living spaces and the modern kitchen and bathrooms. No balcony. The
4-bedroom units have a small balcony.
3.30pm Villa delle Rose maisonette 3+1 3400 sq. ft $7,000. Quiet low rise
walk up. Pool and tennis court. Door step of Botanic Gardens. Lower maisonette
seen. Complaint is that the living and dining areas and bedrooms are dark.
This is a common complaint of Caucasian expats who are used to bright sunshine living.
3.45pm Gentle Villas semi-detached 5+1 2600/2300 sq. ft $6,000. 5-min walk to
Novena subway. 3-storeys. Considered too big.
4.20pm Dublin Lodge townhouse, Dublin Road, 3+2 2500 sq. ft $6,000. Near
Somerset subway. Liked the wide patio from the pastel coloured living area
opening into a garden. No pool. 8 units only. 15 years old. Basement has a maid's room. A
small attic room. 3 proper bedrooms. Dishwasher in kitchen which faces car park. A
corner unit had been renovated to a minimalist modern style.
4.25pm
Brentwood Villas, townhouse
3+study on level one. Lloyds Road, near Somerset subway. Liked this newer townhouse
with modern cabinets and marble clad bathrooms. Corner unit available. No pool.
4.50pm
Aspen Heights. 4+1 1600 sq. ft $6,000. 2nd floor
seen. Liked the condo with full condo facilities including putting green, golf
driving range, squash courts below the 2 tennis courts. No ground floor units
available.

5pm River Place is an
upscale condominium. The ground floor unit fronts the Singapore River but there is no
crowds or smell, the existing Tenant verified. One or 2 joggers seen at 5.30 p.m on the
promenade jogging by the Singapore River.
3+1 1800 sq. ft $6,800. Around 250 sq. ft of L-shaped outdoor patio. Condo Bus shuttle to
Raffles Place and Suntec City at S$1.00 fare. Full condo facilities but no squash
court. Roof top tennis courts, public jacuzzi bath tub near barbecue area. Big clubhouse
to entertain guests, home theatre, snooker table, chess table and landscaped meandering
swimming pools passing the gym. Lush landscaping and good spots for sunbathing. Many
younger Caucasian expatriates.

ASPEN HEIGHTS COMPARED TO RIVER PLACE
Family-oriented Aspen Heights has 2 squash courts, not available in River Place. A
golf driving range. A paradise for expats with children as there is a large community with
small children.
However, River Place, an upscale condo attracts with a waterfront tropical resort
ambience.
It appears to attract the younger and single Caucasian tenants or those with grown up
children or without children. Rents are much higher in River Place.

Villa des Flores townhouses $7,500. Older than 10 years.
