1.30pm	The Morningside 10-min walk to Somerset subway. ...-01 above 15th floor. City views. Balcony - semi-circular fronting River Valley Road. Lift card access.	4+1. No traffic noise inside apartment. Suits expats with large families and lots of furniture. Didn't have the visual "appeal" of brand new condos.	2,411. One tennis court, one squash court, one gym, covered car park, swimming pool and security.	6,500. 3 bedrooms have attached bathrooms. Master bathroom has "orange" coloured long bath and dual basin. Spacious maid's room.	Japanese tenant volunteered info that the Landlord was very good. Spacious entry foyer, living area and split level dining area for table with 10 chairs. Multi-coloured bathrooms.
2.00pm	Lucky Tower, near Spring Grove. ..-01, above 10th floor.	3+1. Suits expats who needs great location and plenty of space. 90 UNITS, LOW DENSITY. One block.	2,650	6,000 Balcony - Spacious, but mosaic tiled. In 1999, pools, squash court and gym were rebuilt. Spacious playground.	Ceramic tiles in living area and bathrooms did not "physically appeal" after seeing River Place condos.
2.30pm	River Place Tower B3 ..-21, above 5th floor.	3+1 Much space has been taken up by wet kitchen and another family area.	1,500 Brand new. Suits expats who don't have large dining table as living and dining areas are very small.	6,500 Hot favourite of Caucasians.	Corner block with river frontage from living area. Dry & wet kitchen & small family area.
2.45pm	River Place Tower C5 ..-14	3+1 Ground floor. The green Singapore River & promenade at your door-step and fronting living and bedrooms. Big patio but small rooms.	1,800 (1,400 + 400 sq. ft of patio) fronting Singapore River. Kitchen dark, small utility room not for maid. Bright living and bedroom 2 fronting Singapore River.	6,000. The 400 sq. ft patio is good for entertaining friends but locals will consider it a waste of space. Caucasians love this floor plan.	A co-broking realtor was a gentleman, letting the competitor lady realtor show the apartment but she had no key. We then called him. He was not angry although the appointment was made with him. Duplicate viewings are to be avoided.
3.00pm	River Place Tower A4 ..-01 above 3rd floor. West facing.	3+1. An extra wash basin inside master bedroom.	1,500. Kitchen dark.	6,000	Rectangular living cum dining area with slight river view.
3.10pm	River Place Tower D ..-05. Upper duplex. Also called "townhouse". Own roof top jacuzzi and car park. There is a common jacuzzi. Utility room too small for maid.	3+1. Steps to lst level which has the squarish living and separate dining area sufficient for 4 chairs. An attic room with high ceiling and 2 other bedrooms.	2,100. Has a feeling of living in a townhouse. Must climb several steps to upper duplex. Lower duplex has 2 bathrooms and no jacuzzi.	7,500 lst choice as this unit feels like a house rather than a hotel apartment for this frequent flyer.	Upper duplex with roof top jacuzzi and space for hosting BBQ or entertaining friends literally next to the green Singapore River. Own car park.
3.30pm	Aspen Heights Blk 263, W1 lobby. ... -20, above 5th floor.	3+1. Unblocked views of city and Kim Yam Hts building.	1,593	6,500 Balcony - table plus 2 chairs possible.	Caucasian favourite. Felt that pool offered no privacy as most apartments look at pool unlike some other condos.
4.00pm	Leonie Gardens. ..-03, above 5th floor. 8-minute walk to Orchard Road and Somerset subway.	3+1 >5 years old, therefore not modern bathrooms. 3 bedrooms with attached bathrooms, one being a powder room.	1,733. Facing another block (Leonie Towers). Pool view. Split-level living and dining area. Breezy.	7,000 2 big pools. One children's pool. Large koi fish pond and lush landscaping,	Many Caucasian families. 2 big adult swimming pools. Children's pool. White long bath, blue shower foot tray x 2, audio-visual intercom, no oven.
4.15pm	Jervois Green	4+1	3,060	7,500	Pool only.
4.30pm	Avalon	3+1. Low density. Likes the layout and quality of apartment.	1,500	8,000	Near Shangri-la Hotel. Brand new.
5.00pm	Valley Park Blk 475 ...-02. Pools x 2 and chldren's pool x 1 had been upgraded. Balcony - spacious semi-circular.	3+study+1 Facing other apartments but this 3-bedroom + study looks spacious to the expat.	1,800. White long bath, modern bathrooms, All 3 bedroms except study is cabled.	6,200. Split-level living and dining area. Dark kitchen. Child-safety lock for sliding door at baseline and for windows, like those in UE Square condos.	Large number of Caucasian families. A small without closet room is good for the infant.
5.30pm	Aspen Heights Blk 261 Lobby E1	4+1	1,600	6,000	Unblocked River Valley apartment views.

Conclusion:

Top 2 choices were 2 units in the river fronting River Place condos. The upper duplex was by the river and was first choice. The 2nd choice was the ground floor unit with a 400 sq. ft patio or terrace. Avalon gave a favourable impression. Both are brand new condos.

For an expat Caucasian couple in their early thirties, brand new condos are their first choices.

Bigger apartments:

The Morningside condo is well located and has plenty of space but somehow it does not appeal to younger Caucasian expats. The living area and dining areas can accommodate the largest sets. The Japanese tenant has the original sets still wrapped up and they are still brand new. This condo is value for money, but it does not have the fancy swimming pools and high quality interiors and exteriors compared to River Place and Avalon condos.

The Lucky Tower condo will suit expats with large furniture and is value for money. If the Owner had renovated this unit with marble flooring and change to modern bathrooms, this unit will be rented at a higher rent. Location is great.
