Medium density. Not as crowded as Maplewoods because there is plenty of garden and green
spaces.
Shuttle bus to Bouna Vista subway in 4 stops.
Take the green Bus Plus direct to downtown.
Private reserved car park per unit. No car parking fees unlike UE Square Condos.
Disadvantages:
Older condo but most common
areas have been upgraded to look as good as new condos. Owners may also renovate
their units but don't expect marble flooring in the living areas.
Around 30 minutes by bus ride to downtown and 15 minutes the new American School in
Woodlands (North Singapore).

Relationship: Landlords with no tomorrows.
This case study, written in

"Why don't you phone before you
come?" shouted the Landlady when our man went to the house at 9 p.m. Phone calls
and letter reminders to the Landlord were ignored and the agency
commission of $1,400 had not been paid for past 3 months. The husband apologised
that he "forgot" despite receiving reminders.
A domineering wife prevented
payment. The husband had asked for an extension of time to pay 2 months ago. In
such cases, it would be best to collect direct at the house, rather than go to
the lawyer or Small Claims Tribunal Court.
Asia USA tries not to destroy
relationship with existing clientele as it is 10 times harder to get new
clientele. In this case, the Landlord was not likely to pay. Short of going to
the office, one approach would be to see the Landlord in his house.
Building relationship but not
trying to get free service (a favourite of many Singaporeans) will be the way to
ensure that your unit gets priority and rented fastest. Your investment property
needs a Tenant fast.
In this rental declining market
(this was 1988 and 2002 is also in recession), there are many landlords with no
tomorrows. They do not honour their obligations and destroy relationship with
the agent.
Nowadays, sophisticated
landlords see the recession occuring in the next 5 years and start to building
excellent relationship with realtors focussing on rentals, to ensure that their
properties get rented fast.
Recommendations to new
associates: The best procedure to prevent such nasty incidents is to
exchange the stamped lease agreement for cheque payment.

try NOT to abuse this service if you just
wish to shop around for the lowest rate and then
book the apartments yourself or with your own
agent.
3. Re-send your e-mail if there is no
reply. Asiahomes.com gets 4,000 junk mails daily
and these have taken up the allotted space from
