Case study: 3 Ladies
Hurting each other July 2, 1998 case report. Issue: A king-sized bed was promised by the Landlord for the new condo. There was no prior definition of quality and cost. Tenant distrusted the taste or type of bed to be purchased by the Landlord and Agent advised her finding one of her choice. The Tenant found one she liked and it was "on sale" costing $2,000. The Landlord complained that the city located shop was charging exorbitant price for bed and mattress, assuming that "ang mos" or Caucasians are usually charged more than the locals. She had been to the shop and made allegations of over pricing. The Tenant had been waiting for a king-sized bed for some weeks having slept on the queen-sized one. The salesgirl would rather not close this deal than interact with such a difficult customer. "If the balance of payment $940 is not received by the office, within 24 hours, we will take back the bed from the Tenant!" demanded the salesgirl for an upmarket furniture sales shop in downtown Singapore.
In addition, she was banking on the fact that the Tenant had told her that there would be a "breach of lease contract" if the Tenant did not receive the bed and there would be serious consequences for the Landlord. "If the king-sized bed is not delivered within the time specified, I would consider this as breach of contract and move out of the apartment!"
Lease & rental: corporate & S$5,600/month fully furnished. Type: New Zealander Caucasian couple, newly married. Age: around 30-year old. Job: husband - regional Manager of US Company. Wife had to resign from company in New Zealand to be with husband who travels a lot. As the husband is busy and away so frequently, it is very difficult for many expat wives to settle down to a different multi-racial culture of Singapore. " My office is so near and in times of recession such as now, you would expect the salesgirl to quickly come to my office to collect the cheque" lamented the Landlord to the Asia USA realtor.
Properties: Several income producing properties in Singapore. A genteel sort of woman from the baby-boomer generation. Dislike uncouthness and Mandarin speaking. Will not give way to the demands of the salesgirl. Solution: $940 solves the problem but the salesgirl does not want to collect the money nor does the Landlord want to post the cheque to her as she wanted cash. She could easily go to the Landlord's office to collect the money. Obviously, the company had not motivated her by paying commission on sales. On fixed salaries, one deal lost meant nothing. 1. Let the 3 civilised ladies have no peace of mind? 2. Pay $940 on behalf of the Landlord and hope she would reimburse the agent? 3. Refer the matter to the boss of the realty company? The associate paid $940 after seeking permission from the Landlord. A cheque was posted immediately since the salesgirl could accept the realtor's cheque but not the landlady. Due to some delay in the post office or administrative problems of the salesgirl, the cheque was not "received". That was when she threatened to remove the bed within 24 hours. After sending the replacement cheque promptly, the salesgirl's office phoned to enquire why the first cheque was cancelled? Obviously, there was poor administration in this upmarket furniture trading shop. To date, the money has still not been reimbursed by the Landlord and it is 4 weeks. At least there is peace of mind for the 3 civilised ladies - one from Taiwan, one from New Zealand and one from Singapore. |
