My family are moving to
Singapore on an initial 12 month contract and we are coming to Singapore next Friday and
would like you to assist us finding some apartments or houses to look at.
Our criteria are as follows;
- 12 month lease min.
- 3 bedroom (1500 square feet
plus)
- pool, gym
- "newish"
- close to subway or close to the
CBD
- fully furnished
- less than S$3,500 per month
- not near traffic
- not first or second floor
apartment
- children's play ground
- responsive landlord
We are coming from Australia
and we have one toddler.

The following 2
condos were proposed but not accepted.
1. Ocean Park Condo
1998 listing.
3+1, 2,100 sq. ft, 13th floor, $3,500 f/f. East Coast. 15-minute bus ride
to downtown, Raffles Place. Renovated interior, clean and bright kitchen and rooms. Full
condo facilities.
298 units. 3 blocks. Panoramic unobstructed city or sea views on high floors. The
living/dining area is very big and there is a big balcony from the living area.
Small balconies are in the 3 bedrooms.
In its original condition, the master bathroom has green circular shallow bath tub cum
shower, green W.C and basin. A light pink W.C and shower stall in the powder cum common
bathroom. The master and one bedroom has parquet flooring while one bedroom has the light
brown ceramic tiles continued from the living and dining area.
The kitchen is bright. The cabinets of light brown formica with one cabinet without doors.
Ordinary oven. Maid's bathroom has a squatting W.C. The three bedrooms have window
air conditioners while the living and dining areas have split units. Lots of closet
spaces and some units have fantastic sea views. One main complaint will be leaking
of ceiling in the bathroom area due to water seepage from above unit.
Renovated units can be very luxurious with black granite flooring or marble flooring and
new fittings.
Update on Ocean Park as at March 3, 2001.
17-year old condo upgraded in 2000, but most Caucasian expatriates have migrated to the
newer condos like Costa Rhu where a 2,100 sq. ft condo rents around $4,000 - 5,000.
Spanking new bathrooms and cabinets as well as marble flooring seem to draw most
Caucasian expats away.
Landlords of renovated Ocean Park condos are demanding around $5,000 and they compete with
The Waterside and Costa Rhu condos. However, original conditioned units rent
around $3,500. Breezy.
As at March 2001, the condo has been upgraded. It has around 30 expatriates: Caucasian and
Japanese who want over 2,000 sq. ft condos at less than $4,000.
2. The Albany
1998 listing.
3+1, 2,000 sq. ft, 6th floor, $3,000 f/f. 3 attached baths. Thomson Road,
2-bus stops to Novena subway. Cheap, no traffic noise when sliding door closed. Pool and
squash court only. Whitley Road and junction Whitley/Thomson Road. Near downtown.
Renovated units still renting around $3,000 or less in March 2001.
Tips for new www.asiahomes.com Realtors
Tom's wife was very upset on being shown "older" condos by the Bank's retained
realtors. Those were probably the realtor's personal contacts and landlords. I
was the fall back realtor contacted via the above mentioned email.
For $3,500, it was difficult to rent a downtown newish condo according to their
specifications. Suburban condos were recommended.
The young couple, mainly the wife, had short listed the brand new Oleander Towers or
Castle Green, both being near the Toa Payoh and Yio Chu Kang subway respectively.
The couple rented the latter, a 4-bedroom at $3,000 fully furnished. Castle Green
has an impressive gym while Oleander Towers had a very small gym.. It seems that you will
have a higher success rate of of closing if you show new condos to young couples,
even in 2001 as they prefer newness to bigger space for $3,500.
Time is money for you and you have no second chance if you don't give what the customer
wants as there are other realtors competing against you.
