Auto-gate
maintenance.
For first-time
Realtors. In landed properties, do confirm in writing as to
whether the Landlord is responsible for the maintenance of the auto-gate
as this item is usually forgotten in the tenancy agreement as most houses
do not have auto-gates.
We had a case whereby the previous Tenant had installed the autogate and
therefore the Landlord would not want to be involved in its maintenance
for subsequent Tenants. However, this was not made known till the lease
had been signed. If the new Tenant does not want to maintain the
auto-gate, it would then be replaced with an ordinary gate. Check this out
early.
