living area. The bathroom of master bedroom is semi-circular and there is no maid's room.

Investors & Researchers to note:
Freehold. The 28-storey building was reported to be sold en bloc in 2006
(Business Times, 27 April 2006). It was Singapore's first condo. The URA has
included Beverly Mai, Pearl Bank's apartments, Golden Mile Complex (first
built mixed home and business complex in Singapore), Futura (demolished),
The Habitat (demolished) in an exhibition called Singapore 1:1 City. A book
is said to be published in 2003 by the URA in this exhibition and it
mentioned regarding significant architecture in Singapore over the last 40
years.
Beverly Mai was sold en bloc for $238 million at $1,184 per sq foot of
potential gross floor area plus a development charge of $16.8 million.
76,888 sq foot freehold site could be developed into a new 36-storey
condominium, 107 units averaging 2000 sq ft. The breakeven cost could be
$1,600 per sq ft. It was zoned for residential use with a 2.8 plot
ratio (ratio of potential gross floor area to land area).
Advantages:
Great location. Near Orchard Road and Tanglin
Mall. Within a 15 minute walk to the Orchard subway. 3 bedrooms, each with attached baths upstairs. Powder
room downstairs.
Very high ceiling for the living room if there is no
mezzanine floor above. Big balcony off the
living room. There may be air conditioner compressors installed at side of balcony.
This may cause balcony to be hot but the balcony is wide and therefore the air may not be
too hot.
Good for gardeners and for smokers. Higher floors have fantastic panoramic green
tree and city views.
Security guard on 24-hours duty. As at December 6, 2000, the lift lobby is accessed
only by card. The guard does check on visitors.
Many buses and taxis; proximity to the subway not so important.
Low density.
Disadvantages:
Dated bathrooms and kitchens unless fully renovated.
Not within a 5-minute walk to Orchard subway. >35 years old. Unless renovated, may not appeal
to Caucasians with $8,000 budget.
Lack of full condo facilities including gym, tennis
court. Central air conditioning may pose problems of
maintenance. No maid's room.
Very small utilities or laundry room with no space to
install American-sized dryer and washer unless there is re-modelling done.
Tall Caucasians may "knock" heads against
upper part of spiral staircase to 2nd level when going up or down!
