We are a family of three (1 child) and may attend The American School. I read with interest a letter dated June 1, l998 on the internet stating that at that time vacancies were high as many Americans were leaving Singapore. As at April 15, 2000, the American School is getting filled up. In the Woodlands area where there are houses and 2 condos near the American School, there was an estimated 500 children during Halloween according to one American family I met recently. Assuming 2 child/family, there are around 250 American-school related families staying in Woodlands. My husband works for a ... bank and will be looking at housing in two weeks time. My questions are these: What is the present state of supply and demand of expat type housing in Singapore? Does supply presently exceed demand? Depends on location. With reference to housing over $9,000 rent per month, the answers are: In the downtown Orchard Road area, demand of new penthouses and those apartments over 3,500 sq. ft exceeds supply. Rent asked is from S$15,00 - $30,000. Detached with inground pool near downtown or in expat favoured districts 9, 10 and 11 rents from $12,000 - $30,000 as demand exceeds supply. What is a good housing allowance for a nice detached or semi-detached or town house type living if we require a garden and a pool? We are not sure what our housing allowance will be. It may be as low as 9,000 or as high as 12,000. Does that make a huge difference? Lots of difference. Take an example of a perennial hot Caucasian family favoured condo. The Arcadia in District 11, which comprises 4+1 3800 sq. ft within 15-minute bus ride to the international schools. For $9,000 you may be able to rent The Arcadia unrenovated but for $12,000, you get a very nice quiet one. We may or may not wish to live near the American school, as we are also considering placing our daughter in The Canadian International School or The Dover Court School. What about housing in those areas? What is the status of housing in the Clementi/ Bukit Timah areas? Supply of bigger apartments over 3,000 sq. ft insufficient to meet demand. Even new smaller semi-detached such as The Lotus Sanctuary in Coronation Road West, District 10, gets snapped up like hot cakes, with rent asking from $8,000 - $11,000. Only one of 12 units is left. How soft is the market right now and do you find you have a lot of room to negotiate prices? Not much room if you want new, over 3,000 sq. ft of built in area, big garden and swimming pool and more than 4 bedrooms.
