29 00: Using the diplomatic clause to break lease Sep 28 00: Locked one room advert - rent whole HDB apartment. Case 3: Jul 19 00: Enbloc sales. Some Landlords permit only 6-month leases. Case 2 Jul 14 00: Selling purchase options is illegal? |
Case 1:
Employing a domestic worker: A form to transfer a domestic worker from another expatriate was posted to The Controller of Work Permits. The reply was terse: "Your application to employ the abovementioned domestic worker has been rejected". No written reasons were given. A qualified American lawyer with considerable experience in the top echelons of law. He is given a corporate-rented huge detached house of 3-storeys with 7 bedrooms and pool. The rent will be least S$15,000 in this remote corner of Singapore. The utilities and air conditioning bills are paid by the Company. His earnings amounted to over $250,000 a year including perks. The Company pays for the schooling expenses for 3 kids in the Singapore American School of at least $150,000 fees a year. His application to employ a maid at $350/month was being rejected by the MOM (Ministry of Manpower). As
this maid was part of the rental package deal for the first employer, Asia USA Realty has
to solve the problem quickly, otherwise the maid will have to be sent home and will be
facing lots of debts since she has not completed her 2-year contract. 2. No recent medical examination of the maid, therefore
no medical report submitted. |
Part II. A maid's agent as part of a rental package can be risky to your health? ADVICES FOR Asiahomes Rental Realtors. This case has another problem when the maid's salary was packaged as part of the rent. The company paid the maid's levy and salary first. Trying to collect money from the Landlord is not simple. In this case, the Landlord was playing a cat and mouse game. The Landlord would make us go to his office to collect the cash. Many times, he would simply say "no cash today" at the appointed time when we went to collect the cash at a Geylang dental clinic. Geylang is the "Las-Vegas" of Singapore, with its neon lights and night life and maybe some ladies of the night. There are no casinos. Our collector had to be careful that he would not be robbed and was told to take a taxi immediately. If he was robbed, the company would have to bear the loss. This Landlord did not want the rent to be paid by electronic means and did not want to issue us cheques. Most Landlords love corporations to pay by GIRO i.e. electronic means because rent payment tends to get delayed. In this case, the Secretary went on leave and rent payment was "delayed". Landlords do need to monitor their rent payment even if there is electronic payment. The newer generation may be more comfortable with electronic payment of rent. Note: The Tenant failed to recover his security deposit because the Landlord was declared bankrupt. Part III. Can maids work in their employer's shop or for the employer's relatives? The answer is no. The illegal deployment and employment of foreign domestic workers is a very serious offence, be it being deployed in a household other than that stated in their work permit or be employed to do other jobs other than their domestic jobs are equally serious," The penalty for illegally deploying a foreign domestic worker is a maximum S$5,000 fine and six months' jail. |
