Units facing the main Bukit Timah Road may be
noisier but with windows closed, no noise was
heard from above rental unit which is not
facing the main road.

Case study. "I
just want to pay the fine," Mr Michael
stated, thinking that it would cost
him $60, as this was the situation in
Houston, USA when you did not pay the
earlier fine and now had to attend
court proceedings.
The Asia USA realtor accompanying him
inside the queue. The Subordinate
Court judge had arrived later than
the 6 pm expected.
Everybody stood up. The policeman in
a shiny blue uniform, worn out by
ironing and washing had told another
suspect not to fold his arms as that
would be disrespectful to the judge.
He was extremely watchful and waved
off anyone who peeped into the room
to shut the door tight.
No answering of the handphone, the
realtor was told to cease talking.
All pagers and handphones were to be
switched off before entering a sober
high-ceiling room which had seen at
least 50 years of suspects.
The Asia USA Realtor wanted to
explain why the payment was delayed
but the lady clerk waved him out
since he was not involved.
Mr Michael's wife had driven past the
ERP(electronic
road pricing gantry) twice, without
the cash card inserted inside the ERP
meter (right hand side above the
dashboard of all cars in Singapore).
The letter from the Land Transport
Authority (LTA) asking for a
$30/violation fine was sent to the
car rental company. The car was
rented by his company. When
he finally received the letter, it
was no more the usual fine and he was
told to attend the Subordinate Court
to answer the summons.
However, since he did not get a
letter from his company saying that
he would be representing his
company, he was asked to go back.
Now he was in the dock again since
nobody in his company or the car
rental company wanted to have
anything to do with this matter.
All he wanted was to pay the fine but
he couldn't do so and get on with his
job. He actually made a few million
dollars for his company but so what?
He was on his own.

hundred houses. Every time he would
offer 30% below the asking rent and
would get rejected! The realtor just
had to work much harder since he was
not using the services of other
agencies.
There were landlords who could comply
with his conditions. He was trying to
save his company money on rental
expenses.
He had a $10,000 budget but he rented
a $7,000 house. His earnings were
over $250,000 per year and he made
millions for the company.
Unfortunately, the company, as
expected, does not appreciate his
gestures as he worked longer.
Corporate politics

taxi immediately. If he is robbed,
the company has to bear the loss.
This may be a sadistic Landlord who
does not want the rent to be paid by
electronic means and does not want to
use cheque payments. He is educated
and has children graduated from a top
university in the USA.
All educated Landlords love
corporations to pay by GIRO i.e.
electronic means because rent payment
tends to get delayed when the
Secretary or clerk goes on leave
orforgets to write the cheque or post
it. The Company wants to pay
electronically but here we have an
oddity. That why life as a realtor is
never may be dull but be stressful
and expensive. it can You may need a
tracking Labrador dog to contact this
type of Landlord and learn the
meaning of perseverance in the face
of debt collection!
