Tips for Expats sponsored by asiahomes.com Case study: When elephants fight, the ground trembles? Sun, 7 Nov 1999 11:06:33 +0800 (SGT) Subject: What is the best way? David, We like .......... They accept 4500$. Now, the problem is that my company insists on using its own tenancy agreement and the Landlord wants only its own tenancy agreement to be used. My company can't do anything. If The Landlord wants business he should help. My husband is coming back 10 Nov night so if you have time, please talk to the Landlord. We have to follow company's policy unfortunatally. David, can you check again about The Beaumont. Is it owned by a private owner? If the apartment is still available, can you offer $4500? Also, Belle Vue Blk 19 $4000 ? I really wanted to move to ...............I am so upset on Friday. Could you make contact or arrange for other good condo asap. I do not think my company will change any contract by Tuesday. The reason is that all expats must use the Company's tenancy agreement. Did you talk to the Landlord? Waiting to see The Beaumont and Belle Vue. Thanks. |
The expats contacting
Realtor David of Asia USA Realty were not aware of the strict company's policy of
permitting only Company-retained realtors to handle their housing requirements and that
all Landlords must use the Company's tenancy agreement. It was not easy to find a 3000 sq. ft apartment with pool, within 5-minute walk to the Somerset subway at a budget of $4,500. This particular apartment was renovated with new baths. The rent was agreed at $4,500, but now both the Tenant and the Landlord do not want to use each other's tenancy agreement. It was a deadlock for the employee who was not allowed to use his personal name to sign the tenancy agreement. The person in charge of the multi-national company deals with 50 expats and was not interested in the fact that it was not easy to find a big apartment downtown the expats like. She was not happy with the fact that an outside realtor was used. What was the best way out of this problem? Take a second choice? The Landlord of TheBeaumont has similar conditions. The Landlord of the Belle Vue wanted a 6-month break lease if the en bloc sale goes through. It was a dead end for Realtor David who had shown the expat over 70 apartments over several weekends. The problem was resolved by a manager who was given a letter of explanation by Realtor David. This was totally unexpected as it meant a shift in corporate policy permitting the use of the Landlord's tenancy agreement. Expats relocating to Singapore may need to find out more about the corporate policies on the use of outside realtors and tenancy agreement. Most multi-nationals are more flexible and the human resource manager is more humane. After all, the expats are an expensive asset. Why frustrate the expat wife who has to live in Singapore with an apartment she does not like or is 2nd choice, with rigid residential policies? |

Before moving, we'd like to see unit again and to tell what we need such as beds. Maybe we want to ask for 2 beds. We also want to check the wall colour. Can you arrange time with (Landlord) for us on Saturday morning? If everything goes well, we will move in 04, 05 DEC. Thanks, David |
The person in charge
wanted the Manager to memo to her that he authorised the expats to use a non-Company
tenancy agreement. Corporate politics make or break an expat's willingness to work
for a company. If they or their wives suffer great difficulty in finding a home due to corporate rules, why not find a better employer? Many have done so. Expats looking for Singapore housing? Email judy@asiahomes.com or contact rental realtors at Asia USA Realtors. Tel: +65 9668 6468. |
