- Within a 5-minute

- No problem getting
taxis or buses.
Disadvantages:
- Inside the
Central Business District "Restricted Zone". This means you have to pay
tolls electronically every time you get out of the zone and enter your
zone to go to your apartment.
- Units facing the
Mount Elizabeth Hospital are avoided by some expats, especially Asian
Chinese. Units ending with #FF-06 face the Hospital.
Special Characteristics:
"Fogged windows" Due to security reasons, some units
facing the Presidential Palace or "Istana" have windows which become
cloudy as you get close to it. Such units are not easy to rent. This
characteristic is present in some UE Square Condos as well.
In Richmond Park, floor levels #17-03 to #23-03 have these "fogged window" characteristics
and rents will be discounted.

TIPS FOR
INVESTORS
INVESTING IN A 2-BEDROOM CONDO OR STUDIO?
Report written in 2002.
In response to FAQ from surfers, the following is a very brief advice on
investing in rental properties in Singapore. Much depends on timing as the
property cycle goes to peak and bust too.
Many Singaporean investors have had bought on speculation in the past 3
years. Now many developments are available and it is hard to find quality
tenants. There are many local and Indonesian buyers as at February 1,1999.
Rents had fallen to S$1400 for a 2-bedroom Cascadale Condo or $1600 for
the brand new Changi Green Condo in outlying districts for example.
A few factors to look for when buying 2-bedroom investment condos are as
follows:
1. Rentability. Near Raffles Place and Suntec City will be the ideal condo
as most expats work around that area..
2. Location: Orchard Road if you can afford it.
3. Near subway.
4. Brand new but looks do count. The darling of 1998, e.g. the UE Square
Condo, near Raffles Place but built like an office block has been replaced
by the newer Aspen Heights Condo.
Looks do count.
Looks don't count much, if your condo is located in the middle of Orchard
Road and very near the subway, e.g. the Richmond Park Condo (see above
report).
6. More than 99-year leasehold is advised.
7. Studio or 2-bedroom?
Single tenants or young expat families do have a lot of belongings and may
have friends visiting; they usually prefer a 2-bedroom.
Try to avoid investing in
a studio as this narrows your choice of tenants. When buying off-the-plan,
check whether the units face the Istana as you don't want to be encumbered
with the "foggy window" situation when the apartment is ready.
