MULTIPLE TENANTS OR OCCUPANTS CASE.

Below are some details of the offer from the Landlord of Redwood West.

I have emailed to you the Landlord's bank to wire the money. Did you receive the email? I still receive a few queries from your school mates in INSEAD regarding Redwood West.

Do you have an "electronic" notice board to ask them to join your group of 22 apartments? There are definitely no more one or two-bedroom apartments available for January 6, 2000 in response to one email from your classmate.   Is it possible for one of your classmates to take the 2-bedroom if he or she feels uncomfortable having to share the 2-bedroom?

Is it possible for them to contact you as I don't book for prospective surfers since the Landlord does not pay me a cent for a lease less than 3 months and there's a lot of work involved.

In fact, I have had rejected your earlier email for help for that reason.   It is kind of you to help your classmates by being persistent in contacting me again.

As this is a case of "multiple tenants/occupants" and the Landlord does not accept credit cards and wants only one local representative with a permanent local address to sign the tenancy agreement, there are economic and legal implications.

The Landlord will accept 2 months' rent (deposit plus lst month's rent) and you all pay the 2nd month's rent at the beginning of the 2nd month.

I guess you at INSEAD must be studying "What if?" situations.   What happens if one person does not pay the second month's rent, the local representative (Tenant) will be responsible.

My best advice to maintain harmony and sustain the INSEAD friendship is for all of you to wire 3 months' rent plus utility and local phone charges of $600 (for each 2-bedroom) and $900 (for each 3-bedroom).

Otherwise, the local representative who signs the lease on behalf of the group may get to be responsible for non-payment of the 2nd month of lease and nobody will want to be the one local representative.

Please wire the monies to the Landlord before December 13. Time is of the essence. There are only 4 days left. Get one person here to issue a cheque today and you wire the money to that person (maybe Jason Leow) so that you can still meet the deadline. My company does pay the cheque first, but you will have to honour the reimbursement to my company for the amount paid.

I have booked a 3-bedroom Cavenagh Lodge serviced apartment near downtown at $5,500 for 2 persons from INSEAD. Ginza Plaza 3-bedroom without maid's service rents at $3,800. Bus No. 51 goes to INSEAD.
