The
Paterson Edge condos represent the new condos built from 1999.
All new condos are now provided
marble flooring of light brown colour in the living and dining area. Black granite
flooring, white grey or reddish brown colours may be seen. |
Sand-coloured wood strips are
found in more exclusive condos and are seen in the Paterson Edge. Unit shown above has
marble flooring. |
The Paterson's Edge
kitchen hatch appeals to Caucasians. Some upscale condos like Grange 80 have
direct air conditioning into the kitchen and black granite counter tops. Other
condos have open concept kitchens so that the kitchen gets the air conditioning too.

|
The cost of the air
conditioner maintenance is usually the Tenant's responsibility and depends on how strong
the negotiating position of either the Landlord or Tenant. If you like a choice unit
and quibble over this, you may lose the unit to another expatriate. The cost is
estimated to be S15/blower/month.
The garden and pool maintenance and sometimes the autogate are the responsibility of
tenants of houses.

The "jungle" view really
attracts
most Caucasian tenants and is seen in 2nd-5th floor units in many condos fronting Paterson
Road.
Floor-to-ceiling or full length
glass windows bring in natural light and on higher floors, you will get privacy.
White vertical blinds are provided in the Paterson Edge condos. |
The entry foyer is on
the left. The audio-visual intercom is found in the Paterson Edge but some new condos have
only the audio intercom.
The programmable control gadget is meant to let you time your switching on of the air
conditioners via the phone.
It also controls the infra-red sensors (dining area ceiling). |

Utility bills (water,
gas and electricity) for a small 2- or 3-bedroom apartment are around S$250 per month
since you will be out most of the time. For bungalows, it may be $1,000 per month if
you switch on the air conditioners 24 hours per day in all rooms.
The Paterson Edge is not equipped by city gas. You may need 2 gas cylinders in case one
runs out in the middle of cooking! |
The ductless air
conditioning outlet from the false
ceiling do away with the hanging split unit blowers. Some water condensation may stain the
areas near the duct.
The bedrooms have wall hanging split units. Some upscale condos have all ducted
units.
Do NOT leave the air conditioners on when you go on holidays as one expat in the Paterson
Edge finds the room parquet damaged by the water leaks. |
Bright kitchen and
dining areas are much favoured by Caucasian tenants.
The emergency alarm lever is at the side of the wall of the kitchen, above the counter
top.
One is in the master bedroom. You rarely need it. |

Cable TV points in
the living room & in all bedrooms in The Paterson Edge. Some new condos have
only one or 2 rooms cabled or none. Check this out before you rent the unit. The Tenant
pays the TV and cable licences and fees. |
4 squarish spot lights will be
sufficient. There is one facing the left wall.
Too many will heat up the spaces below the lights. Down lights from false ceilings
are practical.

The
built-in fridge (left) has a wooden doors. Ice-maker fridges are
common in new bigger upscale condos but not in the small Paterson Edge
condos.
Some developers, such as Nassim Wood's have pre-planned the piping, thereby
avoiding the hacking of walls to connect the water supply.
Ice-maker fridges are uncommon in Singapore condos.

Caucasians love the greenery outside the 2nd bedroom and the master bedroom.
Window cleaning. It will be difficult to clean the exteriors of the high
glass window panes as the Landlord here is not responsible for this aspect.

Emergency alarm
button (right of light switch) in the master bedroom alerts the security
station is present in some upscale condos. Paterson Edge's is the lever not
the push button type of false alarms.
The security station is manned 24-hourly and is well positioned facing the
main entrance and the lift lobbies. |

|
|
The
"stainless steel" foreign branded microwave and
the oven are uncommon in ordinary condos and are considered "cool".
The cooker hob, hood, dual circular sink basins, counter top are of
"stainless steel" too.
Some Caucasians consider the kitchen to be hip and cool. |
A couple
of domestic workers have had fallen to their deaths cleaning the windows of
the apartments, therefore you must be aware of the dangers of asking the
domestic worker to do such jobs.
External cleaning of the windows may not be regularly done by the Management
though. If you are fussy with window cleanliness, select a condo with
half-length windows instead. |
Other
security measures are:
Audio-visual intercom at lift level, lift access card to your own unit and
side gate, closure of main gate by 12 midnight with access for motorist via
remote control.
The covered basement car parking lots ensure that your car is protected from
the elements and bird droppings! |

|
An electronic safe in the master
bedroom is sometimes found in new condos. |
White-coloured bath tubs are the
fashion in new condos and much appreciated by Caucasians. |
The Maid's or Utility room, next
to the kitchen of 30 sq. feet, is too small for a live-in maid or "domestic
worker". Many new condos have very small maid's room. |
Note the shower head's highest
point as many tall
Caucasians suffer
from having to shower from lower-sited showers positioned for Asians.
Some condos have a higher positioning. Some don't. |
A few new suburban 3-bedroom
condos have a separate shower cubicle, but not The Paterson Edge's 2-bedroom which is too
small.
One Tenant wanted a shower curtain in the common bathroom which is really cramped. |
A stack-up washing machine and
dryer of the European brand will fit into the small area outside the utility room. Do not
buy Japanese brands as they don't have stacking frames.
Some landlords may just provide a washer-cum-dryer but this may not be satisfactory for
you. |
It is not practical
to hack into marble walls of the bathrooms. Many new condos have such marble wall and the
landlord is reluctant to accede to request to relocate the shower head. |
Jacuzzi bath tubs in white are
present in the upscale Grange 80
& 70 condos.
In addition, the glass blocks on external walls of bathrooms, brings in natural daylight
to the master bathroom. Anderson
Green
condos have this feature. |
The housing term, "2+1"
990sf refers to
2 bedroom with one utility or maid's room.
Some advertisers will include a study room without doors as "+1" making it
2+1+1.

The developer provided
shelving below the basin of the bathrooms.
Many Tenants renting new condos, have been caught without such shelving, after signing
the lease agreement. |
Roof terrace jacuzzis, as in the
Nassim Woods' penthouse are rarely available in new condos. Maintenance is paid by
the Tenant. The cost is around $100 per month. |
The Paterson Edge's 2+1 will be
of interest to singles or couples without children. It has no private lift lobbies unlike
many upmarket condos.
The Orchard subway are just a 2-minute walk. |
