Owner hereby employs the services of Manager to manage, operate, control, rent and lease the following described property: Responsibilities of the Manager. Owner hereby appoints Manager as his lawful agent with full authority to do any and all lawful things necessary for the fulfillment of this Agreement, including the following: 1. To collect all rents as they become due, rent payment to be paid to _____________, Account Name _________, Account Number _____________, giving receipts therefore and to render to Owner a ________ or monthly accounting of rents received and expenses paid out; and to remit to Owner all income, less any sums paid out. 2. To make or cause to be made all decorating, maintenance, alterations and repairs to the property and to hire and supervise all employees and other labor for the accomplishment of same. 3. To advertise the property at the Lessor's expense as agreed below and display signs thereon; to rent and lease the property at the best rent reasonably obtainable in the market; to sign, renew and cancel rental agreements and leases for the property or any part thereof; to sue and recover for rent and for loss or damage to any part of the property and/or furnishings thereof; and, when expedient, to compromise, settle and release any such legal proceedings or lawsuits. 4. To conduct the necessary checks on illegals and to interview prospective tenants and ascertain that they are legally permitted to stay in Singapore. 5. To inspect the premises throughout the tenancy and where necessary and appropriate to report in writing to the Lessor. 6. To advise the Lessor on receipt of notification of any major damage to or accident occurring in or on the premises, about emergency repairs having been effected by the nominated repairer or the Tenant, effect routine repairs and maintenance at the Lessor's expense in accordance with authorisation, seek instructions as to re-letting, expiration or renewal of the lease, unremedied breach of the terms of any tenancy, complete and serve all forms and statutory notices relating to the residential residency. Liability of Manager. Owner hereby agrees to hold Manager harmless from any and all claims, charges, debts, demands and lawsuits, including attorney's fees related to his management of the herein-described property, and from any liability for injury on or about the property which may be suffered by any employee, tenant or guest upon the property. The Tenant must pay for: Authorised repair and maintenance limit of any one item. Emergency Repairs. Name, phone of repairers of the Lessors. Approved Pets. Insurance (Building, contents, public liability) & Insurer. Does above policy cover against malicious damage by the Tenant, rent default? Owner agrees to compensate Manager as follows: Management fees payable 6 months in advance and subsequent payments to be deducted from the rental collected. Deposit for 4 weeks' Straits Times' advertisements to be payable in advance and refundable without interest at the expiry of the agreement if not used. Invoices and receipts will be given to the owners.
